MedveSTORY

The history of The Medve Group cannot be told without providing a history of its founder, Jake Medve. The culture and direction he provides is woven into the fabric of the organization and allows for its continued success.

Jake's family emigrated from Hungary to Israel when he was four years old. At age 22, Jake came to the United States and settled in St. Louis, Missouri. In spite of knowing very little English and limited resources, he put himself through college at the internationally renowned Washington University in St. Louis while working just about every job you can imagine, including landscape laborer, airport taxicab driver, and working the line in a Hydrox cookie factory. He received a Bachelor of Science degree in Business Administration with a concentration in accounting and investment.

Following graduation, Jake joined the May Company Department Stores as a buyer in their furniture department. This experience gave Jake direct exposure to the supply and demand dynamics underlying a retail environment, including pricing, forecasting, marketing, and inventory management. While Jake was successful and recognized as a top buyer at that time, his passion laid elsewhere. Jake entered the real estate field on a part-time basis after assembling an investment group and acquiring more than 200 apartment units between 1975 and 1979. Jake left the May Company in 1979 to pursue real estate on a full-time basis and founded J. Medve Investment and Management, Inc.

In the late 70’s, Jake foresaw the economic downturn and converted his assets to cash in order to be poised for distressed opportunities. He began acquiring larger multi-family properties that others considered seriously distressed. His determination that these properties just required targeted renovation, stronger management, and a steady hand to carry them through the downturn proved prescient. These legacy investments provided for exponential growth in value and formed the backbone of the company. He continued this strategy, often going against market trends, building a diverse portfolio with properties ranging from stable “C” properties to luxurious “A+” properties. Jake epitomizes the concept of hard work, perseverance & creativity.

In early 2005, Jake made the decision to relocate to Dallas, TX. This placed him, and the company, in the core area of the company’s operations and allowed easy access to other markets for growth.

The Medve Group’s growth strategy often goes against market trends. Our success has come from seeking niches offering higher margins and sustainable cash flows. We seek to purchase undervalued properties in strong locations that will benefit from our holistic and hands-on management.

Our discipline and our commitment to associate development are the two most important factors in our strategy. Our discipline allows Medve to take advantage of opportunities in all market conditions and to withstand the following of trends. Our incredible associates make those acquisitions successful. We are very proud of the teams that we have assembled and they have been critical to our success.

Our ability to respond quickly to acquisition opportunities has contributed largely to our success. The Medve Group, as owner-operators, have years of first-hand experience, knowledge, and expertise to successfully pursue acquisitions on a national basis. Paramount to the strategy is its experienced due diligence team, the company’s financial strength, and the deep, diverse relationship with lenders, both agency, traditional and balance-sheet. This enables quick closings and short contingency periods. The Medve Group has earned the reputation of being able to react quickly and deliver on its commitments.

TMG-C CONSTRUCTION

TMG-C Construction manages the construction and renovation needs for the properties managed by The Medve Group. Whether it is new construction or a renovation, the team of project managers oversee the projects from the initial scopes through completion. This team ensures that the scope and delivery of the projects conform to the long-term principles underlying the investments in determining the best value options rather than the lowest cost option, in which durability plays a large role. We have a dedicated team of associates and contractors that work towards this common goal.

TMG-C WAREHOUSING & LOGISTICS

TMG-C Warehousing and Logistics manages the procurement, warehousing, and logistics for The Medve Group and VIMA Décor.

Beginning in 2003, TMG-C Décor began sourcing products for The Medve Group to utilize in renovations, delivering tremendous cost savings as it allows the company to bypass several layers in the supply chain by developing relationships directly with manufacturers and distributors, both overseas and domestic. The products that are sourced encompass a wide variety of items utilized in multifamily housing, ranging from cabinets, granite, plumbing fixtures, light fixtures, LED lighting, fencing, pool furniture, refrigerant gas, appliances, maintenance materials, and more.

The process gives us direct control over the quality of the products. As long-term owners, the durability and longevity of a product is very important. We have a buying office overseas that helps ensure we have access to the best manufactures and provide the quality control function to ensure that the products are produced to the highest quality.

We independently manage the logistics and customs operations. We currently operate two warehouses comprised of approximately 140,000 SF and fleet of trucks delivering the products.

VIMA Décor is our exclusive sales partner handling all outside product sales.

TRC COMPANY SUPPORT

TRC provides many essential services for The Medve Group and the properties under its management. TRC provides support and management in Human Resources and Payroll, Information Technology, Marketing and Design, and Collections.

The Human Resources and Payroll Team provides a streamlined, innovative approach to recruiting using many modern tools to find the best candidates for each role. They provide tremendous service to our associates by maintaining access to competitive benefits, an updated intranet, and payroll management.

The Information Technology team provides a full-service solutions for a modern multifamily property. They handle everything from the installation and maintenance of camera systems to the global management of internet, phone, and cable services. Additionally, they provide server installation and maintenance, as well as basic help desk functions. This team ensures that The Medve Group has cost-effective access to the latest technology and services available.

The Marketing and Design team provides outstanding original design work which includes website design, print design, marketing materials, signage and social media management. They ensure that Medve communities have design-forward, professional materials and platforms.

The Collections Team provides an effective in-house collections of early receivables from previous residents and tracks the aged accounts as they are distributed to our outside collection partners. By providing early, active collections on receivables, they are often able to collect the full debt owed with payment either in full or in payment plans that they track and manage.

The services that TRC provides make The Medve Group a stronger organization to both its associates and its residents.
